e wanted to talk to you today about something really important, and we've actually seen an increase in our market in the last two to three years, and that's service animals and emotional support pets. With some of our owners, they don't want to accept pets. We know there's a lot of owners actually just out there in general that don't want pets in their home. But technically a service animal, or an emotional support pet, is not considered a pet. That's the first thing. Secondly, are landlords allowed to deny them on that? No. Federally, they are not allowed to deny a service animal or emotional support pet. Now as a landlord, the only thing that you can ask for is a note. And this note just needs to specify why the tenant, or potential tenant, needs a emotional support pet or a service animal. In most cases, this doesn't have to be from just a doctor. It could also be from a therapist. Across the board you are not allowed to deny anyone based on the fact of them having a service animal or an emotional support animal, you cannot deny them. Now, of course, these tenants and potential renters all have to go through an application process, I'm sure, but you are legally not allowed to deny someone based on the fact they have a service pet or service animal, emotional support animal, emotional support pet, across the board.
